The Erwin Ranch is located about 12 miles West of the quaint little town of Rocksprings, Texas (basic necessities, a few local cafes and restaurants, groceries, fuel and ranch supplies). The ranch has nearly 3 miles of frontage on paved state Hwy 377 with about 480+/- acres on the North side of the highway and the remaining 2070+/- acres giving very easy access to the ranch. The ranch is approximately 60 miles to Junction, 70 miles to Uvalde and about 150 miles to San Antonio
Improvements include an older, but well-built rock house with 3 bedrooms and 2 baths, a large living/dining area and galley style kitchen. Additionally, there are several outbuildings including a guest or foreman’s quarters that needs to be reworked, an old rock barn with sorting pens, loading chute and swing gates to direct stock to multiple pastures, and several other buildings that were once in use and full of purpose. There is no surface water on the ranch however, the West Nueces River (which is typically dry, except for rainy times of the year) does bisect the ranch from North to South creating some good fertile valleys as well as several potential lake sites as it meanders through.
There are two fully functional wells on the ranch providing water to several areas. One provides water to the house, barns and pens and is operated with an electric pump while the other provides water to the Eastern most portions of the ranch by windmill.

Topography is as good, or better, than most in the area providing several deep draws and dozens of smaller valleys offering excellent tree cover and browse for the extensive wildlife.
