Cold Springs Ranch is located between Junction and Telegraph TX on Hwy 377. Only 2 hours from San Antonio, 3 hours from Austin, 4 hours from Ft Worth and 5 hours from Houston.
800 acres featuring a crystal clear spring fed creek that meanders through a canyon in the middle of the ranch for approximately 1 mile. The creek has multiple dams that form deep and clear water features in the center of the ranch. There is also and aqueduct system that starts at one of the dams and channels water to different irrigation ponds. The aqueduct is ¾ of a mile long and is controlled by different gates that direct its flow to different water features on the ranch.
If you are not impressed with the crystal clear creek, springs, dams and the aqueduct system, then maybe you will like the 1 mile of frontage the ranch has on the South Llano River! This part of the River is deep and wide and offers excellent fishing, swimming and kayaking.
The ranch has approximately 60+ acres of improved fields suitable for growing coastal and winter crops. The fields are irrigated out of irrigation ponds which are filled via the aqueduct system. The ranch also features a very unique and accessible bat cave, home to millions of bats. The cave has been mapped by the University of TX. the cave is approximately 1mile in length and has a front a rear opening. Some of the chambers are 20 and 30ft tall. The cave was once used to mine guano.
The ranch has a main home, 2 guest homes, and a lodge with a great room. The main home is 3,377 sqft and has 6 bedrooms and 4.5 baths. The home has a limestone exterior, metal roof, fireplace, sunporch, stone patios, large pavilion, and large pool filled by the aqueduct. The main home is located in a pecan bottom with extremely large trees that produce an abundance of very large and tasty pecans. Across the yard from the main home is the guest lodge. The lodge consists of a large free span great room with a fireplace, bay windows, and a full bath. The lodge is ideal for meetings and entertaining. There are two guest homes on the property near the main home. One is a 4 bedroom 2 bath and the other is a 2 bedroom 1 bath. There are a couple metal hay barns and a variety of out buildings.
The ranch has a good road system and the majority of land is easily accessible. The topography is level with a sharp rise into the hills. There are deep shaded ravines and rolling hilltops. The views are spectacular from many areas of the ranch across the South Llano River Valley. Cold Springs Ranch is home to many whitetail deer, turkey, dove, wild boar, black buck antelope, axis deer, and the occasional audad.
